Why Can’t Arlington Buyers Win an Offer?

Our local real estate market is booming right now! Tons of buyers have recently reached out to me. Homes are getting sold immediately after listing, and these buyers are losing these bidding wars.

Our team is highly trained to negotiate and ultimately win in multiple offer situations. We foster strong, trustworthy relationships with the listing agent to make this happen. We ask important, powerful questions, such as the seller’s desires and contingencies. That way, we know how to write an aggressive offer that will get accepted.

In such a competitive market, it’s crucial to team up with a qualified Realtor.

Over time, we list a ton of homes. As a buyer, you receive priority access to our listings before anyone else. When you hire us, you get a jump on the best deals! In such a competitive market, it’s crucial to team up with a qualified Realtor.

Additionally, if you buy a home with us, we offer a special promise. If you’re not satisfied with your new home within the first year, I will personally sell your home free of charge.

If you’re thinking about buying or selling in the surrounding area, give me a call or send me an email. I’d be happy to help answer any questions you have about the process and more!

Our Volume of Washington Homes Is Your Benefit

Many people in Washington don’t realize just how crazy the market is right now. On average, we are selling homes every 36 hours!

Because we sell so many homes, our volume is your benefit. For example, we had a client selling her home and looking to purchase a new home. We wrote multiple offers, but they just wouldn’t accept a contingent offer on this property. She didn’t have the income to buy the home without selling hers first, so we were able to purchase the home for her. When she closes on the sale of her home, she’ll reimburse us.

Our sales volume is your benefit.

Another example comes from a couple who had a broken waste pipe, which is a big plumbing issue. The cost of repair was right around $7,000. Our company was able to was take care of the bill and get the issue fixed so we could push forward and get the home closed. They were able to reimburse us after closing as well.

We’re able to do things a little bit different than your average agent just because of the fact that we sell so many homes. We’d love to help you achieve your goals of buying or selling your home. Just send us an email or give us a call.

Why Aren’t Millennials Buying Homes More Frequently?

One thing we know for certain about the real estate market is that it is never going to stay the same for long. Today we want to talk about an interesting trend we’ve noticed in real estate: millennials are waiting longer to purchase their first homes than their parents did.

The typical first-time buyer now rents for an average of 6 years before buying a home, which is up from 2.6 years in the early 1970’s, according to Zillow.

We came across this great video from CNBC. I will give you my three biggest takeaways from the article.

1. Down payments are a huge factor
Renters in today’s market are struggling to save for down payments and qualify for mortgages. Most first-time buyers still depend on personal savings for at least some of their down payments, but rising rental prices have complicated the task of socking away money for a down payment.

2. Rising rental rates are complicating things as well
Rental rates are causing 46% of renters aged 25-34, to spend more than 40% of their incomes on rent, up from 30% a decade earlier.

3. Job security is important to millennial buyers
The Money Source, a mortgage lender, examined applications from 5,404 millennial buyers and found that these buyers averaged nearly 4.5 years in their field of work and had held their current job for slightly more than three years. Those figures point to how critical career stability is to a younger generation.

The Washington Real Estate Market Is on Fire

Today I want to talk about market cycles. Usually what happens with the market is it starts to slow down around October, and then stays slow through the winter. So if you're thinking about selling your house, now is the time to do so if you want to get top dollar.

Why is that? Right now, buyers are out, inventory is low, and prices are getting cranked up through the roof. We're seeing lots of multiple offer situations right now, and houses are selling for tens of thousands over asking price. I even heard of a house in Seattle that sold for $300,000 over list price, and I couldn't believe it.

The reason for this is the low inventory. There's no supply, so the demand goes through the roof. Interest rates are very low right now, but they will rise eventually. If you're looking to sell a home, right now is definitely the time. If you're looking to buy a home, you really should jump in while the interest rates are still at record lows.

If you have any questions about today's topic, or if you're thinking about buying or selling a home, give me a call or send me an email. We would love to help you out.

Hey guys, today we want to give you an update on what's been going on in the real estate market here in Washington.

As of late, we have been seeing houses sell extremely fast. We put a home on the market just a few weeks ago that sold within the first weekend of it being listed, for $50,000 over the list price.

We put the home on the market on a Thursday, took professional photos, did our "Ultimate Open House" and the price got bid up in a bidding war for $50,000 over list price.

If you've been thinking about selling your home at all in the near future, now is the time to act. Inventory and interest rates are low, making it the perfect market to sell your home for a good price while also purchasing a new home with a fantastic mortgage rate.

If you have any questions for us, be sure to give us a call or send us an email. We look forward to speaking with you!

Today, I want to update you on some of the trends we've seen recently in the Washington marketplace.

As you're probably aware, the market
is on fire, and it's currently difficult to be a buyer. Using sites like Zillow and Trulia is only going to make it harder to find the right home in this competitive market. Other buyers are driving around looking at open houses, or calling the numbers on real estate signs. If you're using these strategies, you're missing the boat and the chances of finding the right home are slim!

With some homes selling within hours of getting put on the market, how can you ensure you don't miss great opportunities to buy while they last?

Connect with my team if you want to see every available home on the market and if you want to be kept in the loop when new homes are listed.  We will give you priority access to hot new listings before anybody else. Our clients get instant access to listings as soon as, and often before, they are known to the general public!

If you think this is a strategy you would like to use when home buying, give me a call or shoot me a quick email. We want to help you get a leg up on the competition!

Are You Making a Costly Mistake by Waiting for Spring to Sell Your Home?

The Washington real estate market is diverse with both buyers and sellers alike seeking a variety of different properties. As a prospective seller, you can find out the market value of your property with a free home value report right here, or if you're looking to purchase in the Washington click here for full MLS access. Always feel free to reach out to us for any questions regarding the current market conditions, or the value of your property at 425.243.9118.

Today we want to discuss with you the real estate market and its current conditions. The first thing we want to discuss is interest rates. They are down in the 3% range again, which is historically low.

What does this mean to you as a buyer? Well for starters, your payment will be hundreds of dollars less per month than what you traditionally would be paying for a mortgage even a month ago.

By purchasing a house now with these interest rates, your payment will most likely be cheaper than if you were renting a home. Low rates are also going to give you more purchasing power and you will be able to afford more of a home. So if you are  a buyer, get going.

For sellers, this time of year is a good time to list your home if you've been thinking about it. The majority of buyers wait until spring to put their homes on the market, but there are buyers out there right now looking. If you put your home on the market at this time of year, you are going to have less competition and more serious buyers.

If you have been thinking about buying or selling, now is the time to take action. If you have any questions, feel free to give us a call or send us an email. We'd be glad to help!
