Today I just wanted to provide you with some tips in order to win the home that you desire in a multiple offer situation. It's important to act quickly in a market such as ours, and if you work alongside our team, you have a 95% chance at getting that home, because we win offers in 95% of our multiple offer situations. However, I have 5 important tips for you in these situations.

1. If you find a home that you really like, jump on it immediately. Homes are selling really quickly, so there is no time to be indecisive. We have low inventory in Washington state right now, so homes are flying off the market.
2. If it is a good deal, make sure you offer asking price or above. Don't low-ball people offering good deals, this will get your offer thrown out immediately. 
3. Have your Realtor negotiate with their agent so that you can deliver exactly what the sellers want. You want to please the sellers, and by communicating with their Realtor you can meet their expectations and even exceed them if necessary. 
4. Write a letter to the seller expressing how much you like the home and what your plans are with it. Sellers are always more comfortable knowing your plans with the home, and they'll be more likely to sell to you when they see that you're going to enjoy it and maintain it. Putting some emotion into the letter often makes sellers act.
5. Interview my team if you're looking to buy. We're all highly trained professionals, and we win 95% of the time when multiple offers are on the table.
